Case Study: 12’x18′ Home Studio for Airbnb

The Challenge:

The client wanted to add an additional bedroom and bathroom to their incredible property as an Airbnb rental or for friends and family. The backyard was already highly developed into an fantastic place to relax, play, or celebrate, but this made it challenging to find a suitable place that allowed for privacy as well as connection depending on the use. Maintaining the fun feel of the yard was also critical.

The Solution:

SQFT Studios introduced the idea of our Home Studio in the 12’x18′ configuration. This provided a full bathroom equipped with a large shower unit, a closet, and a spacious bedroom. Guests will be arriving from all parts of the world and the owners wanted to make this a classic Portland experience. This meant providing a place for sleeping and bathing, as well as fun and of course: coffee. We brought the sink outside of the bathroom so it could be used more as a wet bar and included a dedicated hot water faucet for quick and easy coffee. This unit features two big windows which introduces large amounts of light in the colder winter months, but are sheltered by the large front eave in the hot summer months. We also included a mini-split heater and air conditioner to provide the ultimate comfort year round. The main door opens off of a private courtyard with direct access from the parking, and as you will see has a wonderful unique character.

Upgraded features include: Fire-rated construction due to close proximity to the property line, mini-split heater/air conditioner, instant hot water, and 100% LED lighting.

The Result:

This Home Studio provides the perfect Airbnb unit. As a Home Studio, the house is now listed as a 4 bedroom 3 bathroom residence. Separated from the main home and situated in a gorgeous backyard, the Home Studio is quiet, comfortable, and provides consistent revenue right in the backyard.
